  • Initial Cost Estimate:A broad estimate is provided with 10-15% accuracy, giving you a realistic idea of your project’s budget.

FAQ

Frequently asked questions

ECI is a proactive approach to construction planning where RoomFour joins your project team early in the design phase. Instead of waiting until plans are finalized, we work alongside your designer, architect, and consultants to ensure that your project is buildable, cost-effective, and aligned with your budget expectations. ECI helps prevent common pitfalls, such as budget overruns, delays, and unexpected design limitations, by addressing these challenges before construction begins.

Investing in an ECI service saves you time, money, and stress by ensuring every aspect of your project is carefully considered before construction starts. Without ECI, many homeowners and designers unknowingly commit to plans that exceed budget or are difficult to build efficiently. Our process helps identify potential issues early, offering cost-saving alternatives and ensuring that your vision is achievable without unnecessary surprises.

Our ECI service is a comprehensive process that covers:

  • Preliminary Cost Analysis: A broad estimate of your project based on existing design plans, ensuring your budget expectations are realistic.
  • Detailed Cost Analysis: A refined estimate incorporating real-time trade quotes, supplier pricing, and an independent cost review.
  • Consultant Coordination: We work with engineers, surveyors, designers, and town planners to ensure all necessary reports and documentation are completed.
  • Permit & Compliance Assistance: Support with building permits, town planning, energy efficiency requirements, and other regulatory considerations.
  • Value Engineering & Feasibility Analysis: Identifying cost-saving opportunities without compromising on quality or functionality.

This is a complimentary service, should you proceed with RoomFour as your builder. Should we not be awarded to build the project or the project doesn’t go ahead, we are transparent upfront, with the fees prior to commencing the ECI process. No deposit or upfront payments are required.

Our ECI process ensures that the cost estimates we provide are highly accurate:

  • Stage 1 (Preliminary Cost Analysis): Estimates within 10-15% accuracy based on conceptual plans and industry-standard pricing.
  • Stage 2 (Detailed Cost Analysis): Refined estimates within 1-2% accuracy, incorporating detailed specifications, trade quotes, and supplier pricing.
This level of detail helps avoid cost blowouts and ensures your project stays within budget.

Yes, to get the most accurate and valuable insights, we require relevant project documentation. This may include:

  • Initial design plans or concept drawings
  • Engineering reports (if available)
  • Soil/geotechnical reports
  • Energy rating assessments(if applicable)
  • Site survey information

If you don’t have these yet, we can coordinate the necessary reports with our trusted consultants to keep your project moving forward efficiently.

The ECI process is designed to provide you with valuable insights, regardless of whether you choose RoomFour as your builder. If you decide to engage another builder after completing the ECI process, we will issue an invoice for the work completed. However, the knowledge gained and cost analysis provided remain yours to use in your decision-making process. Our goal is to provide value, whether or not you proceed with RoomFour.

By addressing potential challenges early, the ECI process ensures your project is better planned, more cost-effective, and runs smoother when it moves into construction. Some key benefits include:

  • Avoiding unnecessary design changes that can delay the project and add costs.
  • Ensuring material availability and locking in supplier quotes early to prevent price fluctuations.
  • Minimizing risks associated with site conditions, energy efficiency requirements, or structural complexities.
  • Providing a clear and structured timeline so construction starts without uncertainty or unexpected hurdles.
    This results in
faster project completion, fewer surprises, and greater confidence in your investment
